How To Choose An Agent
Buying and Selling a property is a very important step.
The cape is a very large area and it is very important that you choose an agent who is familiar with the area where you are buying or selling. With the vast information and access to listings through the internet, many leads are purchased by agents who are unfamiliar with a particular property or its location.
It is important to ask the agent if they know the town – the pros and cons. Any environmental issues, assessments in the future, either municipal or association attachments. Flood zones.

Also, we all have access to comparable sales in a particular area, and though somewhat helpful, does not necessarily offer the full value of properties. These can be altered, incorrect and vague. They do not necessarily take condition and the sales situation into consideration.
What I am trying to encourage is to choose a local agent, one who knows, sells and hopefully lives in the area, and they will have first-hand current information on prices, values, and current market trends for that area. They will know the market, the neighborhoods, the advantages of living there along with the history and local government. No matter what they think, there is no way an agent can be familiar with all areas of the cape.
It is a real disadvantage to a buyer or seller to have an agent just list it and put a lock box on it as they do not want to travel a distance to show the listing, not to mention know what they are showing.
